All About Our Home Renovation Project

How appropriate. Exactly a year after Cameron and I purchased and moved into our dream home, here I am telling you we closed on another home! Cam and I have been thinking about the idea of purchasing another home as a rental property to short-term lease on AirBnb or Vrbo for a while now. In September, through the encouragement of some friends that are real estate investors, we decided to see what was out there! We visited 12+ homes in Houston, put offers on 3, and just when I was ready to put our search on hold out of frustration, I found a historic home in the Downtown Houston area that I had to go see.

Within 6 hours of the house going on the market Cam and I high-tailed it over to the house without seeing any pictures of the inside. When we arrived, the home owner was there and agreed to give us a tour before our realtor arrived. We were blown away at what good shape the house was in for a house that (from what I have researched) is from 1900 or before. The homeowner also told us about the area and growing up in the house. Cam and I immediately were attached (even though the first rule of real estate is “don’t get attached!”) When we were leaving, the realtor told us there were already several offers, some of which were over the asking price!

The area is booming. Revitalization is happening in this neighborhood, and with it being just north of Downtown Houston, minutes from major stadiums and concert halls, major league arenas, and the heart of the city, it’s easy to see why the offers were rolling in mere hours after the home was listed. Cam and I decided to shoot our shot and put in an offer that afternoon. The next day, we got word that our offer had been accepted! The homeowner really liked Cam and I and that we cared about preserving the home. He was adamant about wanting us to be the new owners. Last week we closed on the house and began our first week of renovations!

With the help of an acquaintance that restores historic homes in Houston, we dug around and discovered our home on a survey map from 1900! Something that Cam and I fell in love with this home is the craftsmanship. The gingerbread trim, the moldings inside, the original wood floors were all selling points for us. We are going to do our best to preserve what we can so that our renters and guests can enjoy a little piece of Houston history while they are in town. This renovation is a big project with the home being almost 2,000 square feet with 4 bedrooms and 2 bathrooms.

A week into construction and Cam and I have been working really closely with our contractor to restore this beauty back to life! Our hope is to have the renovation complete and ready to open to short-term renters, AirBnbers, and Vrbo-ites by the beginning of January. We’ve been buzzing around finding fixtures, and furniture, and trim and paint samples. We are so excited to be able to share this journey with you guys.
